What is the difference between pressure washing and soft washing?
Pressure washing uses a high-pressure washer to blast away dirt, stains, and grime — ideal for driveways, patios, and walkways. Soft washing uses lower pressure and specialized cleaning solutions, making it better for delicate surfaces. We use the right method for each surface type.
If there are a few layers of sealer on the surface, high-pressure washing will not remove the sealer, and a stripping wash is needed. Our team is an expert at handling acids. We perform hundreds of projects to remove sealer, coating, and deep-penetrating stains.
Can you remove oil stains from concrete?
No. We use professional-grade degreasers and hot-water pressure-washing techniques to remove oil, grease, and automotive fluid stains from driveways and garage floors. It is very common for the stain to penetrate the concrete, making it impossible to remove. The results depend on how long the stain has been present and how deep it has penetrated. We recommended deep cleaning the surface and then staining it to blend the stain with the concrete’s new color.
How often should I have my concrete professionally cleaned?
For most San Diego driveways and patios, professional cleaning every 1–2 years is ideal. Sealing is recommended once every 3 to 4 years. Concrete staining is also recommended every 3-4 years to keep the color fresh and prevent fading.
High-traffic areas or properties with heavy tree coverage may benefit from annual cleaning.
Should I clean before or after sealing?
Always clean first. Surface must be clear of debris. Sealing over dirt, stains, or mold traps contaminants beneath the sealer, causing premature failure. We always clean surfaces thoroughly before any sealing or restoration work.
